What is a Home Inspection?

A 1st Priority Home Inspection is an in-depth visual examination of the structure and the operating components of the home, from the roof to the foundation.  Our computerized report will include an evaluation of the condition of the home's heating system, central air conditioning system, interior plumbing and electrical systems; the roof, attic and visible insulation; walls, ceilings, floors, windows and doors; the foundation and visible structure.  Pool/Spa inspections and Radon testing are also available at an additional cost. We encourage our clients to attend the inspection, which will take 2 to 3 hours, to see first hand any major or minor deficiencies the inspector finds.  We will also show you the good points of the home as well.  If you are unable to attend the full inspection, you should arrive for the last half hour so the inspector can review his findings with you and answer any questions you may have.

Our computerized report will also inform you of any major expenditures necessary, what to look out for, potential safety issues and helpful home preservation/maintenance tips.

Before the Inspection:

You and your agent should verify that there is access available to the house, that all utilities are turned on including gas (if applicable) and that gates and panels are unlocked.

After the Inspection:

• You will be better informed of problems that may exist and repairs that have to be made.
• Helping you avoid costly surprises.
• Giving you peace of mind in making the largest investment in your life.
